The Villages at Aviano Condos and Townhomes Guide

The short version

If you are reading this page, you are looking specifically at Villages at Aviano, the condo and townhome community adjacent to Aviano single-family inside Desert Ridge. This is the page that walks the trade-offs vs. Aviano single-family and against the broader Desert Ridge attached-product market. After 24 years, my read: the right buyer gets attached-product convenience (exterior maintenance, roof, common-area landscaping covered by HOA) inside one of the strongest north Phoenix master plans, with PVUSD schools and shared access to the Aviano Community Center amenity package. The wrong buyer expects single-family yard or garage privacy and gets the wrong product.

What Villages at Aviano actually is

Villages at Aviano is the attached-product (condo and townhome) sub-community inside the Aviano master pocket of Desert Ridge in north Phoenix (85050 zip). Built primarily by Trend Homes in the mid-2000s.

Floor plans range from 1,100 sq ft 1-bedroom condos to 2,000+ sq ft 3-bedroom townhomes. Most units have attached 1-car or 2-car garages. The Villages product line includes both stacked condo configurations and side-by-side townhome configurations.

Villages residents share access to the Aviano Community Center (pools, fitness center, tennis, splash pad) on the same terms as Aviano single-family owners. This shared amenity access is the core lifestyle benefit of buying Villages at Aviano vs. an off-Aviano Desert Ridge condo product.

Product configurations

1-bedroom condos (entry tier)

1,100 to 1,300 sq ft typical. Single level, often upper-floor with balcony, 1-car garage typical. $450K to $525K. Best entry tier for buyers who want Aviano amenity access without the larger-unit upkeep or carrying cost.

2-bedroom condos and townhomes (mid-tier)

1,400 to 1,700 sq ft typical. Often 2-story townhome configuration with attached 2-car garage. $525K to $625K. Sweet spot for buyers wanting more space than a 1-bedroom without paying single-family pricing.

3-bedroom townhomes (premium tier)

1,800 to 2,000+ sq ft typical. 2-story townhome configuration, attached 2-car garage, often with small private patio. $625K to $700K. Best for buyers who need 3-bedroom space but want attached-product maintenance coverage rather than single-family yard upkeep.

Pool-adjacent or Community Center-adjacent units

Units a short stroll from the Aviano Community Center pool and amenity complex. Modest premium for the convenience. Trade-off: occasional pool-area noise.

My honest take

Villages at Aviano is the right move for buyers who want attached-product maintenance coverage (no roof, no exterior paint, no front-yard landscaping to manage) inside a strong master plan with PVUSD schools and a real amenity package. The price point also opens Desert Ridge to buyers who would otherwise be priced out of Aviano single-family or Sanctuary single-family.

It is the wrong move for buyers who want yard privacy, large garage workshop space, or full architectural freedom. The HOA architectural review and shared-wall configuration are inherent to attached product. For yard and garage, look at Aviano single-family or the broader Desert Ridge non-gated single-family product.

After 24 years, my advice for prospective Villages buyers: pull the last 5 years of HOA assessment history including any special assessments before writing. Attached-product HOAs are responsible for big-ticket exterior items (roofs, paint cycles, common-area HVAC) and special assessments do happen when reserves run thin.

Common questions

What does the Villages at Aviano HOA actually cover?
Villages sub-HOA covers exterior maintenance (roof, exterior paint, common-area landscaping, exterior pest control), trash, water for common areas, and shared insurance for common building elements. Interior of your unit is your responsibility. Verify exact coverage in current Villages CCRs during inspection.
What do Villages HOA dues actually cost?
Total monthly carry typically runs $350 to $475 depending on unit type and current assessment cycle. This combines Desert Ridge master HOA plus Villages sub-HOA. Verify current dues during inspection. Some units have separate carriage-style sub-association with slightly different fee structure.
Can I rent out my Villages unit?
Villages CCRs allow rentals with restrictions (typically minimum 6-month lease, owner-occupancy ratio caps, registration with the HOA). Verify current rental policy during inspection. The restrictions can change as the HOA balances owner-occupancy ratios.
Villages at Aviano vs. Aviano single-family?
Same Aviano amenity access, very different products. Villages is attached condo/townhome, $450K to $700K, exterior maintenance covered. Aviano single-family is detached single-family, $900K to $1.6M, all maintenance owner-responsibility, gated entry.
Is Villages a good fit for TSMC employees?
Yes for the right TSMC profile. If you are a single TSMC engineer, a couple, or a small household wanting Desert Ridge location, PVUSD schools, and attached-product convenience, Villages is the entry point. Drive to TSMC main campus is roughly 18 to 25 min from Desert Ridge.
Resale velocity for Villages specifically?
Smaller buyer pool than the broader Desert Ridge market because attached-product condo/townhome buyers are a specific profile. Typical days on market 45 to 65 at market pricing. Pricing accuracy and HOA-coverage transparency matter more than in higher-velocity sub-pockets.
How much does a condo or townhome in Villages at Aviano cost?
Villages at Aviano is the condo and townhome community adjacent to Aviano detached homes inside Desert Ridge, and it generally opens below the detached-home product. Where a unit lands depends on the floor plan, level, and condition. I can pull current comps for the specific buildings you are weighing.
What does the HOA cover at Villages at Aviano?
Because this is attached product, the HOA typically covers exterior maintenance, the roof, and common-area landscaping, which is much of the appeal for a lower-upkeep purchase. Coverage and reserves vary, so I read the actual HOA documents and reserve study with you before you write.
What is the trade-off between Villages at Aviano and a detached home?
The trade is convenience versus privacy: Villages at Aviano hands exterior upkeep to the HOA, while a detached home in Aviano gives you your own yard and garage privacy but more to maintain. I help you weigh which side of that trade fits your situation before you commit.
Do Villages at Aviano residents share the Aviano Community Center?
They generally share access to the Aviano Community Center amenity package, which is one of the draws of buying here. Access terms can vary, so I confirm exactly what your purchase includes rather than assuming it from the brochure.
Which school district serves Villages at Aviano?
Villages at Aviano is served by the Paradise Valley Unified School District (PVUSD). Attendance is assigned by address and boundaries can change, so for any specific unit I confirm the current assigned schools with the district before you write.
