It is the wrong move for buyers who want the largest custom architectural identity available in the area, prefer non-resort character, or do not use the golf-and-spa amenity package. For larger custom architecture inside Carefree, look at Mirabel, Whisper Rock, or Desert Forest. For non-resort character, look at the broader Cave Creek foothills custom market.
After 24 years, my advice for prospective Boulders buyers: tour the resort facilities and a typical home before committing. The Boulders is fundamentally a resort-lifestyle product, and buyers who do not actually use the resort amenities often discover the dues-and-monthly-carry math at year 2 to 3.
