It is the wrong move for buyers who want ultra-rural acreage with full architectural freedom (look at Cave Creek foothills custom builds), the smaller-club-feel of Whisper Rock (Silverleaf is a larger community), or non-club ultra-luxury (look at Estancia or the high-end Troon North custom market).
