What Halo Vista Actually Is
Halo Vista is a master-planned development at I-17 and Pinnacle Peak Road in north Phoenix that contains the TSMC Arizona semiconductor manufacturing campus and approximately 8,960 planned multi-family residential units across multiple phases. The master plan also includes commercial, retail, and supporting infrastructure being built out from 2023 through 2030+.
The residential phases are primarily multi-family apartments built by Mack Real Estate Group plus partner developers. Several phases are already operational with active leasing; additional phases continue construction.
Halo Vista is the literal walking-distance or 5-minute-drive option from the TSMC campus. No other residential community sits closer.

Build-to-rent single-family
Empire Group broke ground on a 297-unit build-to-rent community in adjacent Peoria specifically for TSMC employees. Single-family rental product, larger than apartment units, slightly farther from the campus but still within 15-min drive.
My Honest Take
Halo Vista is the right move for TSMC employees on short-tenure assignments (1 to 3 years), pre-purchase relocators using the rental period to scout permanent housing, and engineering staff who value the shortest possible commute over single-family ownership. The amenity packages are TSMC-aware and the operator network is purpose-built for this audience.
It is the wrong move for buyers ready to commit to single-family ownership, buyers wanting yard, garage, or private outdoor space, and buyers planning 5+ year tenure who want to build equity. For that profile, look at Lennar Middle Vistas, Inspire Sonoran Desert, Anthem Parkside, or Tatum Ranch.
After 24 years working with relocators, my honest take: most TSMC households I work with start in Halo Vista or Greenlight for 6 to 12 months while they figure out the commute, the seasons, and which housing zone fits their long-term plan. Then they buy. The rental period is short-term cost; the right purchase is long-term wealth.
