The Anthem Parkside Complete Guide

The short version

If you are reading this page, you are looking at Anthem Parkside specifically, the larger non-gated side of the master-planned Anthem community. This is the page that walks the lifestyle and value trade-offs against Anthem Country Club most competitor pages skip. After 24 years, my read: the right buyer gets master-planned community amenities (Community Park, splash pads, multiple pools, trails, top-rated DVUSD schools) at a price point well below Country Club and well below comparable Scottsdale or Cave Creek master plans. The wrong buyer expects gated security or golf course access and gets the wrong product.

What Anthem Parkside actually is

Anthem Parkside is the larger non-gated side of the Anthem master plan in north Phoenix (85086 zip). Approximately 4,000+ homes are inside Parkside. Construction started in the late 1990s with Del Webb and continued with multiple builders through the 2010s.

The defining amenity is the Community Park complex (multiple pools, splash pad, skate park, sports fields, picnic ramadas, dog park) plus the trail network connecting Parkside to Daisy Mountain and the broader Anthem master plan. No golf course is inside Parkside; golf is part of the gated Country Club side.

Floor plans run 1,400 to 3,800 sq ft across multiple Del Webb, Pulte, and other builder product lines. Lot sizes typically 0.10 to 0.25 acre. Most homes have 2-car or 3-car garages.

Sub-pockets and what to watch for

Original Del Webb Parkside (late 1990s)

The first Parkside builds. 1,400 to 2,400 sq ft typical. Mature landscaping, mature build era with most homes 25+ years old. Lower entry price ($500K to $650K) but most homes need updates after 25+ years. Best for buyers who want established Anthem at the entry tier.

Mid-2000s Pulte and other builder product

Larger floor plans (2,200 to 3,200 sq ft typical), more contemporary layouts, newer mechanical systems. $650K to $800K typical. Sweet spot for buyers who want move-in-ready without paying for the latest builder product.

2010s newer-construction Parkside

Final phases of Parkside construction. Most modern floor plans, 3-car garages standard, contemporary finishes. $750K to $900K. Best for buyers who want newer construction inside the Anthem amenity package.

Lots adjacent to Community Park or trail network

Premium lots with direct park frontage or trail access. Command $40K to $80K premium. Trade-off: foot traffic on adjacent path. Best for buyers who use the park amenities frequently.

My honest take

Anthem Parkside is the right move for buyers who want a master-planned community amenity package, top-rated DVUSD schools, and meaningful price discount vs. comparable Scottsdale, Cave Creek, or Desert Ridge alternatives. The Community Park complex, trails, and parks within easy reach of home are genuinely strong for households who use them.

It is the wrong move for buyers who want gated security or who want to play golf from their home community. For gated, look at Anthem Country Club inside the same master plan. For golf, look at Country Club or move to Tatum Ranch with the Tatum Ranch Golf Club.

After 24 years, my advice for prospective Parkside buyers: tour the Community Park complex on a Saturday morning before committing. Anthem's amenity package is a feature for many buyers and an irrelevant expense for others. You need to feel the lifestyle fit before paying the dues.

Common questions

What do Anthem Parkside HOA dues actually cost?
Anthem Community Council dues run roughly $115 to $130/quarter ($460 to $520/year), which covers community amenities (Community Park, splash pad, trails, parks). No additional sub-HOA for most Parkside addresses. Total annual HOA carry meaningfully lower than the gated Country Club side.
Is Parkside really non-gated? What about security?
Yes, Parkside is fully non-gated. Anthem Community Council patrols the broader master plan and Maricopa County Sheriff covers the area. Crime rates within Anthem are low historically. If gated security is non-negotiable, look at the Country Club side or Tatum Greens in Tatum Ranch.
Anthem Parkside vs. Anthem Country Club?
Same Anthem master plan, different amenity structures. Parkside is non-gated, community-pool-and-park amenity package, $500K to $900K, lower dues. Country Club is gated, golf-and-tennis amenity package, $650K to $1.5M, higher dues.
How are the schools for Parkside households?
Anthem K-8 single-campus model serves all Parkside students K-8, then Boulder Creek High School. Both highly rated within DVUSD. Schools are within the Anthem master plan, 5-min drive from most Parkside addresses. School quality is one of the primary buyer-attraction factors for Parkside households.
Resale velocity for Parkside specifically?
Strong buyer pool because Parkside hits multiple buyer profiles (relocators, investors, owner-occupants across multiple income tiers, and a wide range of household compositions). Typical days on market 30 to 50 at market pricing, faster than Country Club, similar to broader DVUSD market velocity. Pricing accuracy still matters but the broader buyer pool gives more cushion.
Anthem Parkside vs. Tatum Ranch?
Different master plans, different feel. Parkside is north Phoenix DVUSD, larger community, stronger formal amenity package. Tatum Ranch is southern Cave Creek CCUSD, smaller community, includes Tatum Ranch Golf Club option. Both strong; pick based on commute zone and school district preference.
How much does a home in Anthem Parkside cost?
Parkside is the larger non-gated side of Anthem, and it tends to open well below the Country Club side and below comparable Scottsdale or Cave Creek master plans, which is much of its dollar-for-amenity appeal. Where a home lands depends on the model, age, and updates. I can pull current comps for the specific pocket you are weighing.
What amenities does Anthem Parkside have?
Parkside is built around master-planned amenities including the Community Park, splash pads, multiple pools, and an extensive trail network. The HOA maintains these shared spaces, so I read the actual dues and rules with you to confirm what is covered before you commit.
Is Anthem Parkside gated, and does it have golf?
Parkside is primarily non-gated and does not carry the golf access tied to the Country Club side of Anthem. If gated entry or on-course living is the priority, that points you to Country Club instead, and I will lay out the cost difference. Parkside's strength is amenity value at a lower entry point.
How is Parkside different from Anthem Country Club?
Parkside is the larger, non-gated, amenity-focused side at a lower price, while Country Club is the gated, staffed golf-and-tennis side with club costs on top. The right choice depends on whether you want those club amenities or the value of Parkside. I map both so the trade is clear.
Which school district serves Anthem Parkside?
Anthem Parkside is served by the Deer Valley Unified School District (DVUSD). School assignment goes by address and boundaries can shift, so for any specific home I confirm the current assigned schools with the district before you write.
