The Anthem Country Club Complete Guide

The short version

If you are reading this, you are looking specifically at Anthem Country Club, the gated 24-hour-staffed golf-and-tennis side of Anthem. The right buyer gets two championship golf courses, a full tennis facility, gated staffed entry, and resort amenities at a price point well below Scottsdale's gated golf comparables. The wrong buyer expects ultra-luxury or thinks the dues will stay flat over a 10-year hold.

What Anthem Country Club Actually Is

Anthem Country Club is the gated 24-hour-staffed sub-community inside the larger Anthem master plan in north Phoenix (85086 zip). Approximately 1,800 homes are inside the Country Club gates. Construction started in the late 1990s with Del Webb and continued with Pulte through the 2010s.

Two championship 18-hole golf courses (Persimmon and Ironwood) sit inside the gates along with a full tennis facility, fitness center, multiple pools, and a clubhouse. Membership in the Country Club is included with home ownership. This is the structural difference vs. Anthem Parkside, where amenities are community-pool-and-park rather than golf-and-tennis.

Floor plans run 1,500 to 4,500 sq ft across multiple Del Webb and Pulte product lines. Lot sizes typically 0.15 to 0.30 acre. Most homes have 2-car or 3-car garages.

Sub-Pockets and What to Watch For

Persimmon Course homes

Homes that back to or are within the Persimmon course corridor. Mature landscaping, established 1990s-2000s product, $700K to $1.2M typical. Direct fairway frontage commands a premium.

Ironwood Course homes

Slightly newer construction, often Pulte-built mid-2000s through 2010s. Floor plans run larger on average than Persimmon side. $850K to $1.5M typical for course-adjacent.

Interior Country Club lots

Lots not directly adjacent to either course. Lower entry price ($650K to $900K), full Country Club amenity access. Best value play for buyers who want gated security and resort amenities without paying the course-frontage premium.

Casitas and patio homes

Smaller footprint, lower-maintenance product inside the Country Club gates. Typically 1,500 to 2,200 sq ft. Lower entry price for buyers who want amenity access without the larger-home upkeep. Note: HOA dues are the same regardless of home size.

My Honest Take

Anthem Country Club is the right move for buyers who actually use golf and tennis amenities, want gated 24-hour-staffed security, and value the resort lifestyle inside a master-planned community. The amenity package is genuinely strong and the gated-staffed entry differentiates from most North Valley alternatives at this price point.

It is the wrong move for buyers who do not play golf or tennis. The HOA dues structure assumes you are using the amenities. If you are not, you are subsidizing other owners' rounds and court time. Look at Anthem Parkside (same Anthem amenities, different pool/park structure, lower dues) or Tatum Ranch instead.

After 24 years, my advice for prospective Country Club buyers: pull the last 5 years of HOA assessment history and projected capital reserve studies before writing. Country Club dues have stepped up meaningfully over the past decade as the amenity infrastructure ages. Verify the trajectory matches your long-term ownership math.

Common questions

What do the Country Club HOA + amenity dues actually cost?
Total monthly carry typically runs $400 to $600 depending on the assessment cycle and any current capital projects. This includes Country Club membership, gated security, two golf courses, tennis facility, fitness center, pools, and clubhouse access. Verify current dues during inspection.
Is Country Club membership included or separate?
Membership is INCLUDED with home ownership inside the Country Club gates. You do not pay a separate club initiation or monthly membership fee. This is the structural difference from many gated golf communities where membership is sold separately.
Anthem Country Club vs. Anthem Parkside?
Same Anthem master plan, different sub-experiences. Country Club is gated, golf-and-tennis amenity package, higher dues, $650K to $1.5M price range. Parkside is non-gated, community-pool-and-park amenity package, lower dues, $500K to $900K typical.
Country Club vs. Trilogy at Vistancia or Sun City Festival?
Different products with different community structures. Trilogy and Sun City Festival are 55+ age-restricted communities (legal under federal Housing for Older Persons Act) with their own amenity packages. Anthem Country Club is all-ages without age restrictions. If you specifically want age-restricted, look at Trilogy or Festival; if you want all-ages gated golf with strong DVUSD schools, Anthem Country Club is the answer.
How do the schools work for Country Club households?
Anthem K-8 single-campus model serves all Country Club students K-8, then Boulder Creek High School. Both highly rated within DVUSD. The schools are NOT inside the Country Club gates but are a 5-minute drive within the larger Anthem master plan. Most Country Club households with school-age students attend the in-district Anthem schools.
Resale velocity for Country Club specifically?
Smaller buyer pool than the broader Anthem market because the Country Club price point and dues structure appeals to a specific buyer profile. Typical days on market 50 to 75 at market pricing, slower than the non-gated Anthem median. Pricing accuracy and presentation matter more than in higher-velocity sub-pockets.
How much does a home in Anthem Country Club cost?
Anthem Country Club is the gated, staffed golf-and-tennis side of Anthem, and it tends to price above Parkside while still sitting below Scottsdale's gated golf comparables. Where a home lands depends on the lot, proximity to the course, and condition. I can pull current comps for the specific section you are weighing.
What amenities does Anthem Country Club have?
It is built around two championship golf courses, a full tennis facility, gated staffed entry, and resort-style amenities. Club membership and dues are separate from owning a home, so I help you confirm exactly what conveys and what the club costs before you assume them.
Do the HOA and club dues stay the same over time at Anthem Country Club?
No, you should not assume dues stay flat over a long hold; club and HOA costs can rise over a 10-year ownership, and budgeting only for today's number is a common mistake. I review the current dues, the club structure, and recent history with you so you plan realistically.
Is Anthem Country Club gated?
Yes, it is gated with 24-hour staffed entry, which is part of what sets it apart from the non-gated Parkside side. If gated, staffed access matters to you, that is a real point in its favor. I confirm the gate and HOA details for any specific home before you write.
Which school district serves Anthem Country Club?
Anthem Country Club is served by the Deer Valley Unified School District (DVUSD). School assignment goes by address and boundaries can shift, so for any specific home I confirm the current assigned schools with the district before you write.
